
Unless you are moving into a brand new home, every person should get a property inspection done!
Generally, mould testing is only required if you fall into a high risk category or a potential occupant is known to be mould sensitive.
All of our tests are photo documented and we include a comprehensive photo report of our inspection.
Before conducting any testing we will discuss with the client what their needs are and how much testing is required.
Most properties will require a minimum of 5 tests to determine if a property is clear of methamphetamine residue.
Our Meth Pre Purchase and Property Inspections start at the footpath of the home.
We conduct a detailed search of the front and rear yards along with any out buildings looking for indications that the property may have been used for the manufacture or use of methamphetamine or other illicit substance.
We then examine the outside structure of the building, again looking for indications of illicit drug use or manufacture.
If we are satisfied that there are no obvious indications of illicit drug use we will proceed to test the home.
Depending on the clients requirements, we will take 5 samples from rooms we judge to be the highest risk for methamphetamine use or manufacture.
If we have a single swab failure, we will take a second sample in close proximity to the first swab to ensure we don’t have a false positive.
If we have two positives in two rooms, we will fail the house and unless requested otherwise, testing ceases. (There is no point spending money on more tests once a property has failed)
When conducting a mould test in conjunction with a Methamphetamine test, we offer a discounted rate of 50% of the inspection cost.
To test for mould, we use a mycometer rapid analysis system. Using the Mycometer we will have results on the day of inspection. Mycometer testing is not only faster than lab testing, it is also much cheaper.
As per the above methamphetamine property and pre purchase inspection, our inspection starts at the footpath.

We then take a minimum of 2 surface samples and 2 air samples. For larger properties we may need to take additional samples.
Where we have suspected mould contamination we will take an extra swab to ensure any bio growth is in fact mould and not a simple bio film.
These samples are analysed by a mycometer certified operator.
It needs to be noted that we are attempting to ascertain the general “mouldiness”of a property. For this reason we do not test for mould in showers or around wet areas. Nor do we specifically target window sills where condensation is likely to have occurred. We will document any microbial growth we find but it is our view that sampling such areas will skew the results and not provide a true representation of the property.
First and foremost, we need signed authority to conduct the test by the current owner/occupant. Without consent we can not conduct an inspection.
If we find indicators of Methamphetamine or Mould from the outside of the home or building, as a precaution, we will put personal protective equipment on before entering the home or building. This of course can be very confronting. In addition, we conduct a very invasive examination of the property. For this reason we prefer that the current occupant not be present. Our preference is that the property manager or selling agent (or a representative) be present instead.
We will require access to all of the property. If pets are in the back yard, we will only conduct a visual inspection from behind a gate or through windows of the building.
